MHC Portfolio

The Foundry Companies began investing in Manufactured Housing Communities in 2016. In 2020, we formed a strategic partnership with an equity partner to build a portfolio of communities throughout the eastern half of the United States. We are actively acquiring new communities and operate with a long term investment horizon. This partnership allows us to capitalize on opportunities and close deals quickly.

Current Manufactured Housing Community Assets:


801 N Street, NW

Located in the Shaw Neighborhood of Washington, DC, a historic community with Michelin-rated restaurants, eclectic bars and shops, and world class artwork galleries, 801 N Street was formerly an under-utilized, poorly maintained parking lot.

We collaborated with local neighborhood groups and the Historic Preservation Review Board to receive approval for a 28-unit condominium building. Along with our development partner, Holladay Corporation, we delivered the project and sold out all units in 2021.

1300 King Street

Located in the heart of Historic Old Town Alexandria, VA, 1300 King Street was formerly a vacant parking lot and an adjoining parcel with two historic buildings dating back to the early 1800’s.

We identified an opportunity to revitalize the underutilized spaces, and along with our partner, Holladay Corporation, have received entitlement approvals. This project included rehabbing the existing historic structures to accommodate modern retail occupancy, the construction of 6,000 square feet of new street-front retail, and 31 luxury condominiums.

2115 East Jefferson Street Rockville, MD

Working as part of the project team, Missing Middle Jefferson, LLC, on the acquisition and redevelopment of an existing 128,000 square foot vacant office building sitting on 5.5 acres of surface parking. The project team is working with Montgomery County Parks and Planning and the local community to gain approvals to demolish the vacant office building and build townhouse lots, adding much needed housing options to this area of Montgomery County.
